On April 12, 2025, the Grade A office building Oriental Square, developed by OSI Holdings, is currently under construction, focusing on the façade:
1. Construction Work – Structural Phase:
- Concrete for the roof has been poured – Currently constructing formwork and reinforcing steel for secondary structures on the roof and terrace.
2. Finishing Work:
- Waterproofing and wall construction for basements B1, B2, and B3 have been completed.
- Tiling and interior finishing for B1 basement WC (sample) have been completed.
- Stone cladding for B1 basement elevator lobby (sample) has been completed.
- Wall construction completed; plastering for basements B1, B2, and B3 is 95% complete.
- Wall construction on the 1st floor is 95% complete.
- Wall construction on floors 2, 3, 4, 6, 7, and 9 is 100% complete. Materials are being prepared for wall construction on floors 10, 11, and 12.
- 6th floor (sample floor): 98% of total construction work completed, including plastering, tiling, painting, gypsum ceiling, all types of doors, raised flooring, etc.
3. MEP and Fire Protection Work:
- Electrical and low-voltage conduit installation in basements B1, B2, and B3 is 95% complete.
- Ventilation system installation in basements B2 and B3 is 95% complete.
- Ventilation system installation in basement B1 is 95% complete.
- MEP installation (power conduits, air ducts, copper pipes for air conditioning, condensate drainage, water supply and drainage shafts, etc.) for floors 1–12 is on average 80% complete. The 6th floor is basically completed.
- Fabrication and installation of fire hose reel system on floors 1–12 is approximately 80% complete.
- Preparation is underway for MEP work on floors 12A, 14, and 15 (site clearing in progress).
4. Façade Work:
- VMU and PMU installation for the aluminum-glass and stone façade systems has been completed.
- Stone hanging frame installation is underway on the front and side façades of the building.
- 30% of the total stone volume has been delivered to the workshop.
- Glass works: The investor, supervision consultant, and contractor have inspected the panel glass production at the factory in Malaysia.
Oriental Square by OSI - Grade A office building is located on plot H2CC1 in the central area of the Starlake Urban Area, Xuan Tao Ward, Bac Tu Liem District, Hanoi. Dai Nam Tien Construction Investment Joint Stock Company invested in the project, with OSI Holdings (Orient Success International Investment Joint Stock Company) as the project developer.
Oriental Square by OSI is a Grade A office building designed and operated to meet LEED Gold standards (a green building certification by the U.S. Green Building Council). The project has proudly achieved three prestigious awards at the 2024 PropertyGuru Property Awards:
- Two wins in Vietnam: Best Office Development and Best Commercial Green Development.
- Finalist in Asia: Best Office Development.
The building meets green, sustainable, and environmentally friendly design criteria while offering modern and efficient functionality.
