On April 19, 2025, the Grade A office building Oriental Square, developed by OSI Holdings, is currently under construction, focusing on the façade:
1. Structural Works:
• Concrete casting for the roof slab has been completed.
• Formwork, rebar installation, and concrete works for rooftop ancillary structures and terraces are underway.
2. Finishing Works:
• Waterproofing and masonry for basement walls B1, B2, B3 have been completed.
• Tiling and interior fit-out of a typical basement WC (B1) have been completed.
• Stone cladding for the typical elevator lobby at basement level B1 has been completed.
• Masonry work is completed; plastering in basements B1, B2, B3 is 95% complete.
• Masonry work on Level 1 is 95% complete.
• Masonry work on Levels 2, 3, 4, 6, 7, 9, 10 is 100% complete; material mobilization and construction in progress on Levels 11, 12, and 12A.
• Level 6 (mock-up floor): 98% of total construction volume completed, including plastering, tiling, painting, gypsum ceiling installation, doors of various types, raised flooring, etc.
3. MEP & Fire Protection Works:
• Electrical and ELV conduit installation at basement levels B1, B2, B3 is 95% complete.
• Ventilation system installation at basements B1, B2, B3 is 95% complete.
• MEP installation (power cables, ductwork, copper piping for HVAC, condensate drainage, water supply & drainage shafts, etc.) from Levels 1 to 12 is approximately 80% complete; Level 6 is substantially finished.
• Fabrication and installation of fire protection pipework from Levels 1 to 12A is approximately 80% complete.
• Preparation underway for MEP works on Levels 14, 15, and 16.
4. Façade Works:
• VMU and PMU mock-ups for aluminum-glass and stone façade systems have been completed.
• Stone cladding brackets are being installed on the front and side elevations.
• Stone materials have been delivered to the fabrication workshop—30% of the total volume received.
• For glass panels: The Investor, Consultant, and Contractor jointly inspected the panel production process at the factory in Malaysia.
Oriental Square by OSI - Grade A office building is located on plot H2CC1 in the central area of the Starlake Urban Area, Xuan Tao Ward, Bac Tu Liem District, Hanoi. Dai Nam Tien Construction Investment Joint Stock Company invested in the project, with OSI Holdings (Orient Success International Investment Joint Stock Company) as the project developer.
Oriental Square by OSI is a Grade A office building designed and operated to meet LEED Gold standards (a green building certification by the U.S. Green Building Council). The project has proudly achieved three prestigious awards at the 2024 PropertyGuru Property Awards:
