PROGRESS UPDATE FOR ORIENTAL SQUARE GRADE A OFFICE BUILDING DEVELOPED BY OSI HOLDINGS – MARCH 14, 2025

On March 14, 2025, the Grade A office building Oriental Square, developed by OSI Holdings, is currently under construction, focusing on the columns and walls of the 9th floor, as well as the beams/slabs for floors 14, 15 and the technical floor:

  Completed Work - Structural:

• Concrete pouring for the 14th-floor slab beam was completed on March 11, 2025.

• Formwork for columns, walls, and slab beams on the 15th floor is under construction.

Finishing Work:  

• Waterproofing and wall construction for Basement 1 (B1), Basement 2 (B2), and Basement 3 (B3) have been completed.

• Finishing and tiling for the B1 basement restroom (sample) are completed.

• Finishing and tiling for the B1 basement elevator lobby (sample) are completed.

• Plastering of B1 basement is 90% complete; plastering of B2 and B3 basements is 70% - 80% complete.

• Wall construction on the 1st floor is 95% complete.

• Wall construction on the 2nd, 3rd, and 4th floors is about 50% - 60% complete.

• Wall construction on the 6th floor is complete; plastering is 90% complete, and floor screeding on the 6th floor is 40% complete.

Mechanical, Electrical, and Fire Protection (MEP) Works:  

• Installation of electrical conduits and low-voltage systems in B1, B2, and B3 basements is 95% complete.

• Installation of ventilation systems in B2 and B3 basements is 95% complete.

• Installation of the ventilation system in basement B1 is 95% complete.

• MEP installation (electrical cables, ductwork, copper air conditioning pipes, condensate drainage, water supply and drainage systems, etc.) for floors 1-7 is 70% complete.

• Fire protection piping installation on the 6th floor is 90% complete.

• Fire protection piping installation on the 7th floor is 70% complete.

• Fire protection piping installation on the 9th floor is 50% complete.

• Preparing for MEP work on the 10th and 11th floors.

Oriental Square Grade A office building is located on plot H2CC1, in the central area of the Starlake Urban Area, Xuan Tao Ward, Bac Tu Liem District, Hanoi. The project is invested in by Dai Nam Tien Construction Investment Joint Stock Company, with OSI Holdings (Orient Success International Investment Joint Stock Company) as the project developer.

Oriental Square is a Grade A office building designed and operated to meet LEED Gold standards (a green building certification by the U.S. Green Building Council). The project has proudly achieved three prestigious awards:

• Two wins in Vietnam: Best Office Development and Best Commercial Green Development.
