PROGRESS UPDATE FOR ORIENTAL SQUARE GRADE A OFFICE BUILDING DEVELOPED BY OSI HOLDINGS – MARCH 31, 2025

On March 31, 2025, the Grade A office building Oriental Square, developed by OSI Holdings, is currently under construction, focusing on the columns and walls of the 16^th floor:

1. Structural Work Completed:

• Concrete was poured for the beam slab on the 15th floor on March 19, 2025.
• Work for columns, walls, and slab beams on the 16th floor is currently under construction.

2. Finishing Work:

• Waterproofing and wall construction for basement levels B1, B2, and B3 have been completed.
• The tiling and interior works for the B1 basement WC (sample) have been finished.
• Tiling of the elevator lobby on the B1 basement floor has been completed (sample).
• Plastering of the B1 basement has reached 90%. Plastering for B2 and B3 basements is about 70%-80% complete.
• Wall construction on the 1st floor is 95% complete.
• Wall construction on the 2nd floor is 85% complete. Walls on the 3rd and 4th floors are approximately 50%-60% complete.
• Wall construction on the 6th floor is 100% complete, plastering is 96% complete, and floor leveling is 100% complete.
• Wall construction on the 7th and 9th floors is 50% complete.

3. MEP and Fire Protection Work:

• Installation of electrical and low voltage conduits in basements B1, B2, and B3 is 95% complete.
• The installation of ventilation systems in the basements of the B2 and B3 is 95% complete.
• Installation of ventilation systems in the B1 basement is 95% complete.
• The installation of MEP systems (electrical cables, air ducts, copper pipes for air conditioning, condensate drainage, water supply, and drainage) on the 1st to 7th floors is approximately 70% complete.
• Fabrication and installation of the fire protection system on the 6th floor is 90% complete.
• The fabrication and installation of the fire protection system on the 7th floor are 80% complete, and the systems on the 9th and 10th floors are 50% complete. Preparations are underway for MEP works on the 11th and 12th floors.

Oriental Square by OSI - Grade A office building is located on plot H2CC1 in the central area of the Starlake Urban Area, Xuan Tao Ward, Bac Tu Liem District, Hanoi. Dai Nam Tien Construction Investment Joint Stock Company invested in the project, with OSI Holdings (Orient Success International Investment Joint Stock Company) as the project developer.

Oriental Square by OSI is a Grade A office building designed and operated to meet LEED Gold standards (a green building certification by the U.S. Green Building Council). The project has proudly achieved three prestigious awards at the 2024 PropertyGuru Property Awards:

• Two wins in Vietnam: Best Office Development and Best Commercial Green Development.
• Finalist in Asia: Best Office Development.

The building meets green, sustainable, and environmentally friendly design criteria while offering modern and efficient functionality.
